The service
What is submetering?
It means installing a water or electricity meter in each unit so that each one pays for what it actually uses, instead of splitting the building’s bill among everyone.
What kinds of properties is it for?
Condominiums, office buildings, commercial buildings and residential properties of any size: from duplexes, two-family homes, townhouses and twin villas to buildings and multi-building complexes. We also work with existing piping.
Why submeter electricity in an office building?
Because when electricity is included in the rent, a single tenant can drive up the bill. Equipment for training artificial intelligence or mining cryptocurrency runs day and night and can draw so much power that its cost exceeds what that tenant pays in rent. With electricity submetering, you track each office’s consumption and detect that usage before it turns into a loss.
How does the process work?
- Quote: you tell us about your property and we prepare a proposal.
- Agreement: together we define the service you need.
- Installation: a licensed plumber or electrician, hired by you, installs the meters; we coordinate the work, add the pulse readers and connect them to the platform.
- Billing: every month the units receive their invoices and can pay them online.
Where do you offer the service?
Mainly in Florida, and our recommendations are based on that state’s rules. Some counties have their own rules, so each customer is responsible for verifying that it complies with the laws that apply to its property. Our recommendations are for guidance only and do not constitute legal advice.
Equipment and installation
I already have meters. Can I use them?
Yes, if they have a pulse output: you can tell because a cable with two wires comes out of them. In that case we only add the pulse reader. If your meters don’t have that cable, meters with a pulse output need to be installed.
Who installs the meters?
A licensed professional hired directly by you: a plumber for water meters and an electrician for electricity meters. We recommend one and coordinate the work.
Do the readers need Wi-Fi or electricity?
No. They have built-in long-range wireless connectivity and run on batteries, and you pay nothing for the cloud connection.
How long does the battery last?
Up to 10 years in continuous service.
What happens if a reader fails?
Our system monitors the readers at all times. If one has an electronic failure, including battery depletion, we replace it at no cost while the service is active. Free replacement does not cover impacts, water, tampering, power surges or theft.
What is the gateway?
It is the device that receives the readers’ signals and sends them to the platform. We usually provide it with no upfront charge, and it remains the property of FSM for the duration of the service.
Do the meters reduce water pressure?
We use low pressure-loss equipment, checked before every installation.
Billing and payments
How much does it cost?
It is a monthly subscription per unit: between $17.25 and $18.50 depending on the number of units, with a special rate from 100 units. Pulse meters are purchased separately. See the plans on our pricing page; the quote is free.
How do residents pay?
Online, from their phone, tablet or computer. Payments are processed by an authorized third-party payment gateway, and the money goes directly to the account of the property owner or manager. Card payments may include a processing fee, which is shown before the payment is confirmed.
What is billing management?
It is an optional service quoted separately: our team handles collections from each unit and payment to the main water provider from your own bank account. The money never leaves your account, and you receive a reconciliation every month.
What happens if a reading doesn’t arrive one month?
We don’t estimate consumption. That month’s invoice shows zero consumption and any applicable fixed charges, and the pending consumption is included in the next invoice that has a reading.
How do you help detect leaks?
The platform compares the units’ consumption with the main meter and flags differences that may indicate a leak. It is a support tool and does not replace inspections or maintenance.

How do I sign in to the platform?
With the Go In button in the top menu.
Can I try it before signing up?
Yes. In the footer you’ll find the Try the demo link and the credentials to sign in.
Can I change the number of units or cancel?
Yes, at any time from your account. Changes in the number of units are reflected proportionally in billing, and cancellation takes effect at the end of the current month. If you are not satisfied with the service, you can request a refund for the current month.
How do I delete my account?
From the platform settings. For accounting purposes, we keep the related records for two years after deletion.
What do you do with my data?
We use it only to provide the service: we don’t sell it or use it for advertising or to train artificial intelligence. More details in our Privacy Policy.
